Fire: Should you discover a fire then trigger the nearest break glass fire alarm located in the communal corridors and contact the Concierge Desk immediately. The Estate Manager or a member of the Concierge (known hereafter as the Estate Management Team) will assess the situation and call the appropriate emergency services. Member of the Estate Management Team will then meet and assist the emergency services on their arrival.

With regard to evacuation procedures within the individual apartments, there is no need for all residents to evacuate immediately in the event of fire. The individual apartments are designed to have a minimum of 1 hour fire resistance, and under normal circumstances the fire brigade will arrive within minutes of receiving a 999 call. The advice we have received from the Fire Officer is that occupants should be instructed to stay inside their apartments with the doors and windows closed until instructed to do otherwise by the Fire Brigade or Estate Staff. The possibility of injury would probably be increased if all residents attempted to leave at the same time. The sheer number of people would also hamper fire brigade operations.

Should you be instructed to vacate your apartment please proceed to the fire assembly point which is the centre of the Piazza. 

Power Failure: In the event of total loss of electricity, emergency lighting will come into operation for the common areas only. Residents are requested to stay calm and use any supplementary lighting they may have.

Flooding: If a leak is discovered by a resident in their own apartment, they are requested to advise the Estate Management Team who will, if appropriate isolate the water supply from the flat above/adjacent from the stop-cock in the communal corridor service cupboard. Leaks from one apartment to another can be prevented by following some basic rules: always ensure that the sealant around your bath/shower is maintained; try to prevent excessive water on bathroom floors; always use professional plumbers when installing washing machines or dishwashers.

Criminal Activity: Should you discover a criminal act being carried out in the building please call the Police (telephone 999) immediately and notify the Concierge.

Medical Emergency: In the event of a resident or visitor being taken ill and requiring an ambulance/paramedic, contact should be made direct with the emergency services (telephone 999) and the Concierge should be notified so that assistance can be given in locating the apartment rapidly on their arrival.

Disability: Should any resident be unable, or find it difficult to use the lift, would they please advise Concierge of their apartment number, therefore in the event of an emergency the emergency services can be advised of your particular needs. We would also like to inform you in advance of any necessary works to the lifts that may put them out of action.
